AAHK Calls for Global Interest in SKYTOPIA Yacht Bay Development at HKIA
Flagship marina, resort and aquatic attractions set to anchor Hong Kong’s next-generation Airport City

The Airport Authority Hong Kong (AAHK) has invited global investors and industry partners to submit Expressions of Interest (EOIs) for the development of SKYTOPIA’s Yacht Bay, marking a significant milestone in the expansion of Airport City at Hong Kong International Airport (HKIA).
Positioned as a core component of SKYTOPIA, the Yacht Bay is envisioned as a premier nautical destination in Asia, anchored by three major water-themed developments: the Airport Bay Marina, a Marine Resort, and a large-scale aquatic entertainment hub. The Airport Bay Marina will be the largest of its kind in Hong Kong, offering approximately 500 berths for vessels up to 100 metres in length. Complementing this, the Marine Resort will feature a hotel with direct marina access alongside a vibrant waterfront promenade lined with dining and leisure offerings.

The project will also include Hong Kong’s largest aquatic entertainment and water recreation area, designed to cater to visitors of all ages with a diverse range of activities.
The Yacht Bay is expected to integrate seamlessly with SKYTOPIA’s broader ecosystem, which spans entertainment, arts and culture, conventions and exhibitions, hospitality, and tourism. Leveraging its proximity to HKIA, the development will introduce a distinctive “sea-air-land” experience, enabling seamless transitions between yacht travel, aviation, and waterfront leisure within a single destination. Its strategic location within the Greater Bay Area further positions it as a key driver of regional economic activity.

Vivian Cheung, Chief Executive Officer of AAHK, said the project offers a rare opportunity in established global markets due to its scale and location. “The launch of this Expression of Interest exercise marks another important milestone in SKYTOPIA’s journey, following the recent signing of a contract to develop a dedicated art storage facility. These developments underscore our commitment to realising SKYTOPIA as a world-class destination that integrates air travel with entertainment and waterfront leisure,” she said.
Through the EOI process, AAHK is seeking proposals and insights from international partners with expertise in marina development and operations, yacht services, hospitality, tourism, and large-scale mixed-use projects. The authority aims to collaborate with industry leaders to shape the Yacht Bay into a landmark destination for yacht tourism in Asia.
AAHK will undertake key enabling works and infrastructure development, including the construction of a central piazza and a cove-side promenade, to create an engaging and accessible environment for visitors.
