The Nexxus Building on Connaught Road Central will be extensively refurbished inside and out, which to offer modern finishes and a specification that will place it amongst the best Grade A office buildings in Hong Kong.
The Nexxus Building will have 18 floors of office space and 5 floors devoted to retail. The typical office floors offer a floor-to-ceiling height of 2.4 to 2.6 m, a raised floor system, metal ceiling with recessed lighting and new air-conditioning system. Upon completion of refurbishment, the Nexxus Building will add approximately 180,000 sq ft of high quality Grade A accommodation.
Furthermore, the two new bridges will give direct covered access to Exchange Square and International Finance Centre together with the mid levels escalators.
The building will also offer a functional, quality space solution with an efficient layout suitable for open plan or private offices. Its new double-glazed curtain wall facade with 1.5 m mullion spacing and state-of-the-art LED lighting will ensure that it remains an address to remember.
The consortium of Morgan Stanley Real Estate Fund, Pamfleet and Gateway Capital are investing over HK$200 million in re-positioning and upgrading the building. Major refurbishment is scheduled for completion in the third quarter of 2008.
