Ap Lei Chau residential site awarded for more than HK$2.5 billion
Two residential sites at Ap Lei Chau and Sai Kung have been awarded to Goldwell Development (China Overseas Land & Investment) for $2.538 billion and Asia Perfect Development (Agile Property) for $700 million, the Lands Department announced on March 22. Ap Lei Chau Inland Lot No.135, located at the junction of Ap Lei Chau Drive and Ap Lei Chau Praya Road, is 3,050 square metres, and its minimum and maximum gross floor areas are 12,810 and 21,350 square metres. The Sai Kung site, Lot No.1588 in Demarcation District No.243 on Pik Sha Road, is 7,615 square metres. Its minimum and maximum gross floor areas are 1,828 and 3,046 square metres. Tenders for both sites have been awarded on a 50-year land grant. "The Sai Kung site has a developable GFA of 32,787 sq ft which represents an accommodation value of HK$21,350 per sq ft and is the highest per-sq-ft price in the New Territories. The Ap Lei Chau site, sold for nearly HK$2.54 billion, or an accommodation value of HK$11,044 per sq ft will have a developable GFA of 229,811 sq ft," said Mr Alnwick Chan, Executive Director and Head of Valuation and Professional Services at Knight Frank.
